The Home Information Pack (HIP) was introduced by the Government back in August 2007.
After a phased approach of implementation, all residential properties since the 14 December 2007 now require a HIP for it to be sold on the open market.
There are however, some properties that do not require a HIP and brief details of these are mentioned at the bottom of this page.
To compile a standard HIP you require the following documents: (Registered Freehold Property).
- An Index - This tells you what is in the HIP.
- Property Information Questionnaire - Must be completed by the SELLER before marketing can commence.
- Energy Performance Certificate (EPC) – More information on our EPC page.
- A sale statement – Provides information of the address and owner, type of tenure, whether the property is registered or un-registered and if the property is being sold with vacant possession.
- Evidence of Title - Shows who owns the land and therefore has a right to sell it.
- Standard searches - These include the local authority search detailing any statutory provisions affecting the property (e.g. planning permissions or new road schemes).
- Water and Drainage searches – Information on who provides your water and more.
Leasehold properties need all of the above documents and an original copy of the Lease.
Commonhold properties the following documents are needed:
- An official copy of the individual register and title plan for both the unit and common parts.
- An official copy of the Commonhold Community Statement (CCS).
Un-Registered properties require more documentation to determine the route to title.
The route to title will be documented in the HIP as an Epitome of Title.

Properties that do not require a HIP are
- Non Residential properties
- Mixed sales (e.g. shop or flat, farm with farmhouse etc)
- Properties where there is no marketing (e.g. sale to a family member, friend etc)
- Seasonal and holiday accommodation
- Right to buy and similar sales
- Sales of portfolios of properties
- Properties not being sold with completely vacant possession (e.g. with a sitting tenant who will remain living in property after the sale)
- Unsafe properties and properties to be demolished
