What is the Energy Performance Certificate (EPC)

The EPC is a certificate that provides you with a rating on your property and it shows the energy efficiency and its environmental impact using a scale of A – G.
(Grade A being the most efficient and Grade G the least efficient).

The ratings takes into account the properties age and build, insulation, heating system, hot water system, ventilation, number and type of windows, fixed lighting and fuels used. All these are calculated together and shown on a scale of 1 – 100.
The higher the number the higher the efficiency of the property.

It will also give you information and recommended ways to improve your properties energy performance.

This can mean lower energy bills for the occupier and make properties more attractive to potential buyers.

An example explaining the ratings

The ratings will vary according to age, location, size and condition of a property. The Rating on the certificate will take this into account and the suggested measures will be tailored so that they are realistic for that particular property.
